My Guide for Big Island Home Sellers

Selling a home can be intimidating, but you don’t have to do it alone. Here are some questions that will likely come up in the process.

“Should I use a Realtor?”

Often the first decision you’re faced with is whether or not to team up with a Realtor; and if you will, then who? What makes an exceptional Realtor and how do I identify one? What kinds of benefits do Realtors bring to the table? These are all good questions. A good first step is to turn to your network. Find somebody you already know and trust that can help point you in the right direction. Then, set up an interview with a realtor, give yourself a chance to get to know them and what they bring to the table. You can usually tell over a cup of coffee whether or not it is going to be the right fit. Grab Coffee?

“Is now a good time to sell?”

This is another important question, and one that should be addressed with statistics and graphs, but most importantly, with the big picture of your personal goals in mind.

“What should my list price be?”

First and foremost, know your market. An exceptional Realtor is in tune with the market fluctuations daily and will have no trouble pricing your home. As evidence of this price point he should provide you with a “CMA” or “Comparative Market Analysis”. As an un-represented seller, getting the price right is a challenge for a number of different reasons. Need a market valuation of your property?

“What is an effective marketing strategy for my home?”

An effective Marketing strategy involves expert timing, creativity, experience, and perseverance. A good Realtor will have a plan for selling your home. The most effective plans are those that are property specific, taking into account specific avenues to market unique pieces of property.

“Where do I sign and what exactly does it mean?”

Finding a buyer is only part of the process. Once under contract you will be faced with any number of different decisions regarding inspections, repairs, reports, and various negotiations. I would not advise you to enter into a contract unrepresented. There are so many potential pitfalls. Whether it be a Realtor or an attorney, or both; it pays to have representation. This is just the tip of the iceberg of questions that will come up during the selling process. It’s not impossible to go it alone, but I encourage you to do your research, and know what to expect if you do.

Deciding To Sell

The decision to sell is not likely one you make overnight. It is a calculated decision based often on multiple factors and months of pre-meditation. It addition to being one of the most important financial decisions one can make, it can also be a very emotional decision. For this reason, take care when selecting a Realtor that they not only know your area and how to successfully market your home, but that they understand the importance of listening to you.

Evaluate Your Goals

There are a variety of reasons for selling. Do you want to be debt free? Move to be closer to family? Need to downsize? Want to get a specific dollar value out of your home? The important thing is that you understand these reasons and prioritize them so we are able your achieve your end goal together as quickly as possible.

Getting The Price Right

The list price of your home will be predominantly determined by the local market conditions. It is customary, and helpful, for your agent to provide you with a Comparative Market Analysis, commonly know as a “CMA” in our industry. A CMA is meant to be a the current market’s indication of your homes value. This achieved by looking at comparable active and comparable sold properties.

Marketing & Advertising

Arguably the most important factor in selling a home and the principal task of your Realtor. Every successful marketing campaign starts with a plan. The best plans involve strategy, timing, and a perfect blend of techniques, both time tested and cutting edge. Below are some of the methods I use to market property.

The Multiple Listing System or “MLS” is a database for local and regional property listings. It’s a powerful tool and a pivotal piece of any realtors marketing plan. When you choose to partner with a Realtor he or she will list your home on the MLS.
Sending out postcards, letters, and other mailers are a nice tool some realtors use to market a home. Though some see this method as a waste of money and outdated I still see it as a nice way to alert the immediate area of a new listing and draw attention to specific, attractive, details about a home. All mailers are not created equal. In my opinion, there is a successful way and an unsuccessful to do this, but, If done properly, this can really supplement the marketing plan nicely. I have and will continue to personally create custom mailers for all of my listings.
When choosing a brokerage firm to market and represent your home, make sure that the firm has an extensive internet marketing campaign; and not just nationally, but internationally. According to recent finding by the NAR approximately 92% of buyers are using the internet to search for a home. I’m sure it comes at no surprise that a strong internet marketing campaign is an important part of the selling process. When you list with Luva Real Estate, your home is automatically posted on all of the most trafficked homebuyer websites such as Trulia, Zillow and Realtor.com. Make sure you partner with a company that understands internet marketing.
A picture is worth 1,000 words. Photos are the face of your property online and will likely be a potential buyers first impression of your listing. Every realtor I’ve ever met uses photos in their marketing plan, but, few pay the money to have them professionally done. Do yourself and your property a favor and select a realtor that is either trained and able to take high quality photos or is willing to hire a professional to get the job done right. In a time when an impressive internet presence is so important, don’t prolong or prevent the sale of your property because of bad photos.
