My Guide for Big Island Home Sellers
Selling a home can be intimidating, but you don’t have to do it alone. Here are some questions that will likely come up in the process.
“Should I use a Realtor?”
Often the first decision you’re faced with is whether or not to team up with a Realtor; and if you will, then who? What makes an exceptional Realtor and how do I identify one? What kinds of benefits do Realtors bring to the table? These are all good questions. A good first step is to turn to your network. Find somebody you already know and trust that can help point you in the right direction. Then, set up an interview with a realtor, give yourself a chance to get to know them and what they bring to the table. You can usually tell over a cup of coffee whether or not it is going to be the right fit. Grab Coffee?
“Is now a good time to sell?”
This is another important question, and one that should be addressed with statistics and graphs, but most importantly, with the big picture of your personal goals in mind.
“What should my list price be?”
First and foremost, know your market. An exceptional Realtor is in tune with the market fluctuations daily and will have no trouble pricing your home. As evidence of this price point he should provide you with a “CMA” or “Comparative Market Analysis”. “What is an effective marketing strategy for my home?”
An effective Marketing strategy involves expert timing, creativity, experience, and perseverance. A good Realtor will have a plan for selling your home. The most effective plans are those that are property specific, taking into account specific avenues to market unique pieces of property.
“Where do I sign and what exactly does it mean?”
Finding a buyer is only part of the process. Once under contract you will be faced with any number of different decisions regarding inspections, repairs, reports, and various negotiations. I would not advise you to enter into a contract unrepresented. There are so many potential pitfalls. Whether it be a Realtor or an attorney, or both; it pays to have representation. This is just the tip of the iceberg of questions that will come up during the selling process. It’s not impossible to go it alone, but I encourage you to do your research, and know what to expect if you do.

The list price of your home will be predominantly determined by the local market conditions. It is customary, and helpful, for your agent to provide you with a Comparative Market Analysis, commonly know as a “CMA” in our industry. A CMA is meant to be a the current market’s indication of your homes value. This achieved by looking at comparable active and comparable sold properties.
